    In 2004, Renier Groenewald, a qualified master electrician with 20 years experience and Operations Manager at GROENBOU, tried his hand at construction with our first residential home in Montana, Pretoria.

    GROENBOU KONSTRUKSIE was awarded the NHBRC “Highly commended best home builder of the year” award in 2005.

    That means that the same hard work, commitment and dedication that Renier has put in during his first 20 years of experience, continues to serve as the platform from which all current and future projects are launched.
  3. What Is The NHBRC?

    The NHBRC is an acronym for the National Home Builders Registration Council which is an organ of state established in terms of the Housing Consumers Protection Measures Act,1998 (Act 95 of 1998).
  4. Is The NHBRC important and what purpose does it serve?

    The NHBRC was established after extensive interaction with all home building industry stakeholders. Its objective is to regulate the home building industry and to ensure that quality standards are maintained in order to protect home owners against exploitation.

    Home builders who are registered, undertake to build to the standards and rules set out by The NHBRC. In the event of prospective home owners planning to build a new house or even when renovating, they should take care when doing so. Informed home owners make better decisions than those who are uninformed.


    GROENBOU is indeed a member of The NHBRC. And not only are we a member, we are an "awarded member", as you saw in question 2.

  6. Does GROENBOU build to the standards set out by the NHBRC?


     With regards to the Construction of foundations:
     NHBRC requires 600 x 200 mm.
    GROENBOU's standard way of doing it is 600 x 300 mm.

    •  With regards to the Filling of foundations:
     NHBRC requires compacting according to engineers specifications.
    GROENBOU's standard way of doing it is compacting according to
        engineers specifications
    PLUS G5 filling which results in additional
        stabilization of soil.

    •  With regards to Brickwork up to floorlevel construction:
    NHBRC requires brickforce at every 3rd layer of bricks.
    GROENBOU s standard way of doing it is brickforce at EVERY SINGLE
        layer of bricks.

  9. Renovating or Home Building seems like a stressful exercise. Any advice?

    Here are some simple guidelines to help avoid your dream home becoming a renovating nightmare:

    Finding a Contractor
    A good starting point is to get recommendations from friends and family or to contact an independent association, such as The NHBRC. Meet and discuss your requirements with each potential contractor and ask for contacts of people they have built for as a reference.

    Obtaining Permission
    The next step is to find out whether permission for the alterations needs to be obtained from the local authority. While local authorities differ from area to area in terms of their requirements, the general rule is that permission is required for all building work that is a permanent structure and that, in turn, means that plans will need to be drawn up.

    Insurance Checks
    As a precaution, home owners should check the insurance cover of their contractor at this point and also find out whether they are personally covered by their own insurance company. Guard against paying money up-front before any work is carried out. However, depending on the size of the job and the terms of the contract, you would either make interim payments or pay the full amount on completion. A deposit may be required to get work started.

    It is also recommended that you obtain more than one written quotation before making a final choice. It is also very important to ensure that the issue of VAT is clear on the quotation and that your acceptance of the quotation is in writing. Use a standard contract for substantial work, and protect yourself and your builder beforehand by making sure that the rights and obligations of both contracting parties are clear. Seek legal advice if you are not sure of terminology, understanding, and implications.

    Quality Checks

    Legal Action
    If you have any problems with the building work that you can't solve easily, there are people who can help.

    If the building contractor is a member of The NHBRC, contact them and ask for assistance. If the matter is not resolved, they may help with mediation and dispute resolution procedures. If the contractor is not a member of The NHBRC you can contact the Consumer Council, a consumer journalist, or if the dispute involves a small amount, the Small Claims Court may be able to help. Remember that to make this process effective, it's a good idea to keep copies of all correspondence and relevant documents.

There's a huge difference between a cost estimate and a detailed, written offer to carry out the work. So don't sign anything until you are sure that the builder's offer is firm, clear and covers all your requirements.
